Because why not add to the chaos? Introducing Project Lake Crest!


      In the midst of the chaos that comes along with the holidays...and xmas shopping..and building a pool...and myself signing on to not one but two Christmas campaigns this year my husband and I decided lets end the year with one more fixer upper!

This flip will be a little different than our regular because this  property is fairly new.  We do not need to do any plumbing, electrical, roof, gutting of kitchens and baths...you get the picture.  However it still won't be easy since the place is in bad shape.  Like I have to shower as soon as I get home after we visit this place. I honestly don't know how this even happens to a home.  It's BAD. It needs all new flooring, paint (every square inch), mirrors, appliances, blinds, fixtures...all that good stuff.  We are keeping the kitchen and bathroom cabinetry and painting them.  We have never done this in a flip house before because honestly usually the kitchen cabinets are falling off at the hinges.  These however can be salvaged.  I'm sure something will come up...it always does...  but for now renovation officially begins tomorrow morning! 

Now for the good stuff. This home has a lot of potential.  It is in a great neighborhood with good schools.  The grounds are very well taken care of and from our town home you get lake views from EVERY single window.  It's quite beautiful and I think once you aren't distracted by the weird smells and gross carpets this place will truly be a little paradise for a family.  It has three bedrooms and three bathrooms plus an outdoor patio.  The layout is nice and open and the window placement is spectacular!

If you're not sure what you are looking at...believe me I wasn't either. They tried painting the concrete floors, they added some crazy sandy texture to the bedroom walls..including that roping detail hot glued all around the blue bedroom.  It will be a lot of work to fix this place up but like I said the potential is there.

I've been working on a project for the past two weeks and what always seems to be the most challenging part is choosing paint colors.  I have been wanting to find a nice neutral that isn't too "Gray" and isn't too "Beige" but not too white either.
