Getting the Rental Cottage ready for the market....

Before I met my husband he had an investment property that he rented out and we have held on to it for the past 9-10 years.  Three years ago we did a major renovation on the property that included floors, a paver driveway and patio, painting, an entirely new kitchen, bathrooms, roof, windows, plumbing..you get the point.  Knowing that we would continue to rent it out I picked out all basic "builder" fixtures and materials. In the meantime the renters have also painted it and added a red brick backsplash in the kitchen. Next month we are going to list the property because the market is at a high in the neighborhood (and to be quite honest we don't really want rental properties to manage anymore.)  Since the home had been recently renovated I'm only looking to spend a small amount of money getting it ready for the market. Paint, a few new fixtures, deep cleaning of the white tile throughout the house and a simple DIY paint job of the kitchen backsplash.  Below

The Little Ranch That Could...is DONE!

I know I know it's taken a whiiiile to finish this house! We had lots of unexpected things happen on other properties that took away from it's time and money periodically but its FINISHED! I must say its's a big relief. This house was consuming our life along with our main business being in it's "busy" season I'm pretty positive my husband was stressed out to max capacity! I tried to document progress pictures on my Facebook page but it's tough to remember plus most renovation pictures aren't that pretty! LOL! So without further ado....The Little Ranch That Could. Sparkling Lemon Drop Martinis

You all know I love to mix up fun cocktail concoctions...especially in the summer! I recently found this amazing lemon vodka at our SAMS Club and I mixed up some lemon drops..but added a little sparkle!  Recipe Below Sparkling Lemon Drop Martini: Ingredients: -Lemon Vodka (I used Deep Eddy Lemon Flavored Vodka ) -Sparkling Water (I used Perrier ) -Fresh Lemon Juice -Pinch of Sugar -Lemon to garnish Instructions: -In a martini shaker add- 1 1/2 ounces lemon vodka 2 ounces lemon juice 2 ounces sparkling water (plain or lemon flavored) Lemon wedge for garnish  Shake well with ice and pour!  Enjoy!
