4 Tips for Selling Your Home!

Selling your home can be extremely stressful, but if you are in the beginning stages of the home selling process, I have a few tips for you! About four years ago, my parents packed up their home and moved from Marietta, Georgia to Amelia Island, which is about 30-40 minutes from the Jacksonville airport. They had no idea what to expect when it came to buying in a city that was completely new to them (they had only visited Jacksonville once - for two days!), so it was pretty stressful for them. Now, looking back, they could have done many things differently in order to make the process a lot easier for themselves, especially when it came to selling their home. But, since the selling process is so complex and stressful, a lot of people do it “wrong,” and they are just one of many, which is why I want to help. Here are a few tips for selling your home. Hopefully, this will make the process a lot easier on you so that you do not end up being stressed out like my parents did! 

1. Appearance Is Everything
If you have ever sold (or even when you bought) a home, you already know that appearance matters so much! People like to buy houses that not only look clean and pretty, but that also look like a home. Now when I talk about appearance, I’m not just talking about the exterior of your home, but I’m also talking about the interior. Imagine that you are touring a house, and when you walk in, the house is completely empty. Would you feel any emotions about the house? If you do, they would probably be limited to what you imagine it will look like when you move in. Now imagine touring a house and when you walk in, there is a beautiful living room with cozy furniture draped with blankets, a nicely lit fireplace, and the smell of warm cookies. This house would feel much more like a home, and a place where you could imagine your family living and growing together, than an empty house would. Now imagine that you are touring a house and when you walk in, there is clutter everywhere, trash bags on the floor, and a stinky smell. You would probably run straight out! Interior appearance makes such a big difference. This is not to say that exterior appearance isn’t just as, if not more, important. The same principles apply: would you rather live in a house with nice landscaping, a fresh coat of paint, and a clean look, or a house with clutter in the yard, mold on the outside, and a dirty look? When selling your house, the bottom line is that you need to think about what you would want to see if you were buying your own house. Appearance. Is. Everything!

2. Utilize Social Media
Social media seems to play a huge role in everything these days. If you are looking to promote
anything at all, social media is critical. Social media not only allows you to reach your inner circle
of friends and family, but it also allows you to reach people outside of your inner circle when your
friends and family share your posts. Utilizing websites such as Facebook, Twitter, and Instagram
can allow you to share the best pictures of your home with the world, and maybe reach that one
person who it will be the perfect new home for.
3. Hire A Reputable Agent
When you finally decide to sell your home, the most important aspect is to find a reputable agent.
This is because your agent will not only help you with everything above that we have already talked
about, but they can also help when it comes to your peace of mind, which is very important, as well.

4. Be Patient
Last but not least, just be patient. Sometimes it takes time to sell a home and that is okay if you want to do it right. My parents rushed into buying and selling their home and they ended up losing a lot of money. Do not be these people! Instead of being in a rush, do your research, sit down with a reputable real estate agent, and be patient. The stars will align eventually, I promise!

Our Master Bedroom Flooring

Last night as I was showing a neighbor around the house (for a girls wine fun right?!!) I realized that I hadn't shared our master flooring and office flooring!! You guys this floor was literally a STEAL! Every single person that has come to see the new house LOVES these floors! Okay, so back to the beginning... when we were picking out the carpet for upstairs my husband and I both decided we didn't want the master bedroom to get new carpet.  It is the only bedroom on the first floor and the entire rest of the house already had tile.  I personally did not want wood tile in the bedroom just because I felt the need for something "softer".  Getting new hardwoods wasn't exactly in the budget so we decided to check out laminates.  Now, let me start by saying I have never liked laminate.
