Here we go again! Project "Downtown Cottage"

I am soooo ready to dive back into a good project! Tomorrow we officially begin demo on the "Downtown Cottage".  If you remember over Mothers Day weekend I got to tour it with the girls and I completely fell in love with the area! It is literally minutes away from downtown St. Pete which has such a wonderful dining and bar waterfront.  Not too mention the adorable neighborhood my husband drove me all around.  This house is small but it has two bedrooms and nice size backyard so I'm hoping we can open up the floorplan and really let the kitchen steal the show.  I have been keeping track of any new homes on the market and I'm confident this fixer upper will sell in no time! Okay so let's get to it!!

Ava handed me these flowers she picked the morning we went over to the house! So sweet right?!

The whole kitchen should be gone in about 24 hours.  We are using the same company we used for the Fair Oaks project who did the shaker white cabinets.  I don't think I can ever go back to buying stock again. They were just way too gorgeous and surprisingly not really over the budget.

This whole wall of cabinets right here is going for good.  I plan to open the kitchen up and make a breakfast bar with some bar stools and lighting.

Bedroom 1

Bathroom.  Still trying to decide if I want to keep this a tub/shower or convert it into a walk in.

Bedroom 2

This is the other side of the wall I need to remove.  Since the kitchen is small I really want the backsplash to "Wow" you when you come through the door. Once this wall is gone you are going to see right into the kitchen so extra lighting and something to give that wow factor is definitely a must.  I'm going way outside our comfort zone of carrara marble and thinking metallics or dark toned penny porcelain.

Sorry bookshelves....you don't make the cut!

Depending on how things price out we may use the cabinet and granite guy to make a custom vanity in this bath.  We have always bought those from Home Depot but I think in this house the consistency of the counters and cabinets will make a big difference.

Okay here are some of the options I'm looking at.  Everything (as always) comes from Floor and Decor.  If you have never been in one you NEED to check out my store tour with them! (Just type Floor & Decor into my blog search bar)  They are a designers candy shop and being able to partner up with them this year has been a dream come true!

These floors are called Mansfield Ash Wood and they are plank porcelain tile (The same wood look tile we have been using lately) from Floor & Decor
This is the direction I'm really leaning towards.  The metallic penny porcelain is crazy beautiful! I think with the new stainless appliances and light floors it will looks awesome!

My second option is with this pretty multi toned blue penny porcelain. To give that modern beachy vibe you guys know I love.

Lastly I like this dark gray.  I think it looks modern and will play off all the white nicely.

What are your thoughts on the three backsplashes?! Comment, send me an IG message and even email me! I'd love to know what you all think! :)

And because I know you all love a good paint color.  This is "Seagull Gray" by BEHR.

Neutrals by BEHR Paint

I've been working on a project for the past two weeks and what always seems to be the most challenging part is choosing paint colors.  I have been wanting to find a nice neutral that isn't too "Gray" and isn't too "Beige" but not too white either. I personally like the look of white walls in pictures but in reality I'm not a huge fan.  Also, I like to see a contrast between painted walls and white trim.  Each time I look over on Pinterest for inspiration I find lots of suggestions for other paint brands..but I'm a BEHR girl :)  We spend so much time at Home Depot it just makes more sense for us.  That being said I decided to share with all of you my suggestions for finding the perfect "light Greige" by BEHR Paints!

To start off with here are three options that are lighter/cooler but will still show a nice contrast next to white.

1. Drizzle

2. Sterling

3. Halation

These three options are also a "light greige" but a tad smidge more …

Treetopia wants to help you add some sparkle to your holidays by celebrating a glitz and glam Christmas with the Treetopia bloggers!
I am kicking off the season with a very Merry CHIC-Mas themed master bedroom! Make sure to check out the four other fabulous bloggers this week!

You all know by now I love me some Christmas spirit in the bedroom and in our new home the master is light and bright so I wanted to continue that in the holiday decor.
I chose to use the GORGeous Treetopia 7' prelit Tinkerbell Silver Christmas Tree. The silvery tinsel tips add such a magical touch and the width of 47" make the tree such a great piece and perfect CHIC-mas addition to any room.

Our Master Bedroom Flooring

Last night as I was showing a neighbor around the house (for a girls wine night..how fun right?!!) I realized that I hadn't shared our master flooring and office flooring!! You guys this floor was literally a STEAL! Every single person that has come to see the new house LOVES these floors!

Okay, so back to the beginning... when we were picking out the carpet for upstairs my husband and I both decided we didn't want the master bedroom to get new carpet.  It is the only bedroom on the first floor and the entire rest of the house already had tile.  I personally did not want wood tile in the bedroom just because I felt the need for something "softer".  Getting new hardwoods wasn't exactly in the budget so we decided to check out laminates.  Now, let me start by saying I have never liked laminate. You all know as soon as we buy fixer upper properties we ALWAYS rip out the laminate.  I just think it looks cheap.  Well...I was so impressed with all the laminate floors th…
