Here we go again! Project "Downtown Cottage"

I am soooo ready to dive back into a good project! Tomorrow we officially begin demo on the "Downtown Cottage".  If you remember over Mothers Day weekend I got to tour it with the girls and I completely fell in love with the area! It is literally minutes away from downtown St. Pete which has such a wonderful dining and bar waterfront.  Not too mention the adorable neighborhood my husband drove me all around.  This house is small but it has two bedrooms and nice size backyard so I'm hoping we can open up the floorplan and really let the kitchen steal the show.  I have been keeping track of any new homes on the market and I'm confident this fixer upper will sell in no time! Okay so let's get to it!!

Ava handed me these flowers she picked the morning we went over to the house! So sweet right?!

The whole kitchen should be gone in about 24 hours.  We are using the same company we used for the Fair Oaks project who did the shaker white cabinets.  I don't think I can ever go back to buying stock again. They were just way too gorgeous and surprisingly not really over the budget.

This whole wall of cabinets right here is going for good.  I plan to open the kitchen up and make a breakfast bar with some bar stools and lighting.

Bedroom 1

Bathroom.  Still trying to decide if I want to keep this a tub/shower or convert it into a walk in.

Bedroom 2

This is the other side of the wall I need to remove.  Since the kitchen is small I really want the backsplash to "Wow" you when you come through the door. Once this wall is gone you are going to see right into the kitchen so extra lighting and something to give that wow factor is definitely a must.  I'm going way outside our comfort zone of carrara marble and thinking metallics or dark toned penny porcelain.

Sorry bookshelves....you don't make the cut!

Depending on how things price out we may use the cabinet and granite guy to make a custom vanity in this bath.  We have always bought those from Home Depot but I think in this house the consistency of the counters and cabinets will make a big difference.

Okay here are some of the options I'm looking at.  Everything (as always) comes from Floor and Decor.  If you have never been in one you NEED to check out my store tour with them! (Just type Floor & Decor into my blog search bar)  They are a designers candy shop and being able to partner up with them this year has been a dream come true!

These floors are called Mansfield Ash Wood and they are plank porcelain tile (The same wood look tile we have been using lately) from Floor & Decor
This is the direction I'm really leaning towards.  The metallic penny porcelain is crazy beautiful! I think with the new stainless appliances and light floors it will looks awesome!

My second option is with this pretty multi toned blue penny porcelain. To give that modern beachy vibe you guys know I love.

Lastly I like this dark gray.  I think it looks modern and will play off all the white nicely.

What are your thoughts on the three backsplashes?! Comment, send me an IG message and even email me! I'd love to know what you all think! :)

And because I know you all love a good paint color.  This is "Seagull Gray" by BEHR.

4 Tips for Selling Your Home!

*Sponsored Post. Thank you to our talented guest blogger, Alex Berger, for sharing these 4 tips on selling your home!* Selling your home can be extremely stressful, but if you are in the beginning stages of the home selling process, I have a few tips for you! About four years ago, my parents packed up their home and moved from Marietta, Georgia to Amelia Island, which is about 30-40 minutes from the Jacksonville airport. They had no idea what to expect when it came to buying in a city that was completely new to them (they had only visited Jacksonville once - for two days!), so it was pretty stressful for them. Now, looking back, they could have done many things differently in order to make the process a lot easier for themselves, especially when it came to selling their home. But, since the selling process is so complex and stressful, a lot of people do it “wrong,” and they are just one of many, which is why I want to help. Here are a few tips for selling your home. Hopefully

Neutrals by BEHR Paint

I've been working on a project for the past two weeks and what always seems to be the most challenging part is choosing paint colors.  I have been wanting to find a nice neutral that isn't too "Gray" and isn't too "Beige" but not too white either. I personally like the look of white walls in pictures but in reality I'm not a huge fan.  Also, I like to see a contrast between painted walls and white trim.  Each time I look over on Pinterest for inspiration I find lots of suggestions for other paint brands..but I'm a BEHR girl :)  We spend so much time at Home Depot it just makes more sense for us.  That being said I decided to share with all of you my suggestions for finding the perfect "light Greige" by BEHR Paints!   To start off with here are three options that are lighter/cooler but will still show a nice contrast next to white. 1. Drizzle 2. Sterling 3. Halation These three options are als
