UPDATE: The Little Ranch That Could...our latest flip house progress and pics!

Hey everybody! I figured since I'm posting updates sporadically on both my Facebook and Instagram page I would combine it all in one space so you can really see the before status of the house and the progress and materials we have chosen.  We are hoping to get this house on the market next Friday before we leave for vacation.  
This week and next week is all the fun design stuff like the kitchen, bathrooms and fixtures.  Over the past 3 weeks we have had to really renovate and restore the house "bones".  Lots of rotten wood replaced, leveling the floors (and the house!!) plumbing issues, building closets in the bedrooms and closing off two doors and adding one window! Phew, I think I got it all.  
When it comes to the exterior of the house we are building a new larger front porch and steps with some travertine and restaining the back deck.  Some tropical landscape to compliment the new exterior paint colors and we should be all done!

The door straight ahead is one of the doors we closed off. (Pictures below) We will be wrapping the new kitchen cabinets all the way around those two walls.  The other door leads out to steps down to the side driveway.

This picture cracks me up! This is our contractor after he jacked up the left corner of the house he discovered the hot water tank wasn't connected to anything so he removed the bathroom floors and went under the house!!!

Framing in some closets! I was so amazed at how well the guys framed these in.  I just showed them where I wanted closets and tada!

I chose this new color (to me) for the entire inside of the house. I usually go with a more "greige" color but with the cool toned floors I wanted something more to a true gray color. 


Outdoor  lights! I chose copper lanterns for the outside.  There is one at the front door and one at the side door.  Also you can see my favorite BHG Live Better mirrors I always buy from Walmart.  I found a pewter colored one for this bathroom.  Also today I picked up the track lights for the kitchen.  


Replacing the old windows! (You can also see the new exterior color in these pictures)



Now this will be the nerve wrecking part of next week for me.  This pretty blue tile is making its way into the shower as an accent against the subway tile...here's hoping I like it! I'm thinking of staging this house with light blue accents to keep the whole look cohesive thoughout the home.



AHH! Those floors! These photos are from earlier in the week before grout but still they are just GORGeous!! 


Okay! Hopefully, fingers crossed, I will have the finished kitchen and bathroom pictures next week! I'm dying to see the new backsplash we chose too!!

  1. yes, I'm in the same boat about having had it on my shelves for so long and many bloggers I respect loving it ... but for some reason I haven't yet been compelled to read sewing and embroidery machine combo. I definitely want to, but now I'll go in with my expectations a little more in check.

Neutrals by BEHR Paint

I've been working on a project for the past two weeks and what always seems to be the most challenging part is choosing paint colors.  I have been wanting to find a nice neutral that isn't too "Gray" and isn't too "Beige" but not too white either.
