Getting the Rental Cottage ready for the market....

Before I met my husband he had an investment property that he rented out and we have held on to it for the past 9-10 years.  Three years ago we did a major renovation on the property that included floors, a paver driveway and patio, painting, an entirely new kitchen, bathrooms, roof, windows, plumbing..you get the point.  Knowing that we would continue to rent it out I picked out all basic "builder" fixtures and materials. In the meantime the renters have also painted it and added a red brick backsplash in the kitchen.

Next month we are going to list the property because the market is at a high in the neighborhood (and to be quite honest we don't really want rental properties to manage anymore.)  Since the home had been recently renovated I'm only looking to spend a small amount of money getting it ready for the market. Paint, a few new fixtures, deep cleaning of the white tile throughout the house and a simple DIY paint job of the kitchen backsplash.  Below I have listed the colors and materials I have in mind for this project.

Exterior House Color

 Exterior Door Color

Exterior New White Shutters

Interior Wall Color

Kitchen/Dining Light Fixture

DIY Kitchen brick backsplash

Since we start on this next week (and will still be technically "vacationing" with family) I'm sure things will be added and changed to these plans! :) So far this is where I'm starting!

4 Tips for Selling Your Home!

*Sponsored Post. Thank you to our talented guest blogger, Alex Berger, for sharing these 4 tips on selling your home!* Selling your home can be extremely stressful, but if you are in the beginning stages of the home selling process, I have a few tips for you! About four years ago, my parents packed up their home and moved from Marietta, Georgia to Amelia Island, which is about 30-40 minutes from the Jacksonville airport. They had no idea what to expect when it came to buying in a city that was completely new to them (they had only visited Jacksonville once - for two days!), so it was pretty stressful for them. Now, looking back, they could have done many things differently in order to make the process a lot easier for themselves, especially when it came to selling their home. But, since the selling process is so complex and stressful, a lot of people do it “wrong,” and they are just one of many, which is why I want to help. Here are a few tips for selling your home. Hopefully...

If you are struggling, keep reading because here are 5 ways to prepare your home for holiday guests. * Special thanks to my guest blogger Alex Berger for writing up this holiday blog post* 1. Stock The Pantry First of all, take note of who is comming.  Do you know thier likes and dislikes? If so, go ahead and stock the pantry and fridge with the things they prefer.  If you do not know what they enjoy, go ahead and ask them.  The reason that I always love to stock the pantry before my guests arrive is for a few reasons- 1) Having food in the house saves you from having the awkward "what are we going to eat" talk. 2) Having things...
