The Little Ranch That Could.....

Hi guys! With time on my hands this week I've already began pulling together my ideas and materials for our next flip.  This will already be our third flip for 2016....not too shabby! We are definitely moving right along this year and don't plan on stopping this momentum!

In about 18 days we close on a small single family ranch home.  It currently has two bedrooms but we've decided to meet with our contractor Monday (well my husband is since I've got a little one recovering) to see how much and how complicated it would be to add a third bedroom and a laundry room.  The house is in a nice neighborhood and has a pretty large lot. I've also decided to finally switch things up and not use Greecian Marble Subway tile! LoL!

Here's a look at what I'm thinking!

Floors- Home Depot Marazzi Montagna Natural Wood Tile

Cabinets- Home Depot, White

Countertops- Granite, Giallo Ornamental Light Granite

Backsplash- Merola Tile Tessera Subway Blue Smoke

Light Fixture- World Market, 4 Sided Glass Hanging Pendant Lantern

Kitchen Faucet- Home Depot, Giordana Single Handle Pull Down in Chrome

As always I'll be sharing all the details and progress of this property on my IG page and you can also follow my design board "Flipping Out Ranch Edition" on Pinterest to see more ideas!

XOXO

4 Tips for Selling Your Home!

*Sponsored Post. Thank you to our talented guest blogger, Alex Berger, for sharing these 4 tips on selling your home!* Selling your home can be extremely stressful, but if you are in the beginning stages of the home selling process, I have a few tips for you! About four years ago, my parents packed up their home and moved from Marietta, Georgia to Amelia Island, which is about 30-40 minutes from the Jacksonville airport. They had no idea what to expect when it came to buying in a city that was completely new to them (they had only visited Jacksonville once - for two days!), so it was pretty stressful for them. Now, looking back, they could have done many things differently in order to make the process a lot easier for themselves, especially when it came to selling their home. But, since the selling process is so complex and stressful, a lot of people do it “wrong,” and they are just one of many, which is why I want to help. Here are a few tips for selling your home. Hopefully...

Getting Your Home Ready For Holiday Guests!

The holidays are comming- can you believe that Thanksgiving is next week?! I cannot! With the holidays approaching, I figured that this post was very timely.  I'm sure alot of you are currently stressing out about preparing your home for holiday guests and some of you might not know where to start.  Well, let me help you out. If you are struggling, keep reading because here are 5 ways to prepare your home for holiday guests. * Special thanks to my guest blogger Alex Berger for writing up this holiday blog post* 1. Stock The Pantry First of all, take note of who is comming.  Do you know thier likes and dislikes? If so, go ahead and stock the pantry and fridge with the things they prefer.  If you do not know what they enjoy, go ahead and ask them.  The reason that I always love to stock the pantry before my guests arrive is for a few reasons- 1) Having food in the house saves you from having the awkward "what are we going to eat" talk. 2) Having things...
